Pompano Wood Flooring: Engineered Hardwood, Solid Wood Floors & Refinishing

Pompano Wood Flooring is a free request line for wood floors in Pompano Beach: tell us the rooms, and your request goes to one independent local flooring contractor. National guides put installed hardwood at $9 to $25 a square foot (HomeGuide) and a sand-and-refinish at $3 to $8. Fixr puts a typical install under 1,500 square feet at one to three days for a two-person crew, after the boards have acclimated in the house.

Over a concrete slab, engineered planks are the more forgiving choice, and the concrete should be moisture-tested before any wood touches it. Upstairs in a condo, the city wants a permit and an acoustic report showing the floor reaches IIC 50 and STC 50.

Wood Floor Installation and Refinishing in Pompano Beach

About 65% of Pompano Beach's homes are in buildings of two or more units, and 41% in buildings of 20 or more, according to the Census Bureau's 2024 survey. So a lot of the wood here goes into condos, many of them above another unit. The types below run roughly from the biggest jobs to the smallest.

Engineered oak planks being pressed into trowelled adhesive on a concrete slab

Engineered Hardwood Over Concrete Slab

Engineered boards are a real hardwood top layer bonded to a layered core, and they're the forgiving choice on concrete. The NWFA's magazine puts it bluntly: every on-grade slab has moisture and always will. Glue-down is the usual method there. HomeGuide says it costs more than floating because of the prep, adhesive and moisture-proofing, and it prices engineered at $9 to $20 a square foot installed.

See engineered hardwood installation for glue-down, floating and click-lock methods side by side.

Solid red oak strips racked out and nailed over a plywood subfloor

Solid Hardwood Flooring Installation

Solid oak, maple or hickory is wood all the way through, which is why it takes so many sandings. HomeGuide says solid isn't installed directly over concrete, so it fits best where there's a wood subfloor, such as the upper story of a house. HomeGuide prices it at $11 to $25 a square foot installed. On the Janka hardness scale, the Wood Database lists red oak at 1,220 pounds-force and hickory at 1,880.

See solid hardwood flooring for nail-down over plywood, or exotic hardwood flooring if you're weighing Brazilian cherry, ipe or teak.

Long hallway with eight-inch natural white oak planks and white baseboards

White Oak Wide-Plank Floors

White oak has a pale, quiet grain and rates a little harder than red oak, at 1,350 on the Janka scale. Width is the thing to think about in this climate. Wagner, the moisture-meter maker, says boards wider than 3 inches should be within 2% moisture content of the subfloor, against 4% for narrow strip. HomeGuide puts white oak materials alone at $6 to $12 a square foot.

See white oak flooring for plain-sawn, rift and quartered boards and how they compare with red oak.

Herringbone oak floor with a single border row in a dining room

Herringbone and Chevron Wood Floors

Herringbone sets short boards at right angles in a zigzag. Chevron cuts the board ends at an angle so they meet in a point. Both are laid out from a center line and finished with a border cut to fit the room, so there's more cutting than on a straight-plank floor. Ask for the pattern labor and the extra waste as their own lines on the quote, and how the border meets each doorway.

See herringbone wood floors for layout and waste, and parquet flooring for block floors and restoring older ones.

Oak floor half sanded to bare wood beside the old worn finish, with a floor sander

Hardwood Floor Refinishing and Stain Changes

A full refinish sands the floor back to bare wood, stains it if you want a new color, and seals it with fresh coats. HomeAdvisor, Fixr and Bob Vila all land on $3 to $8 a square foot. Bob Vila's city table puts Miami at $2 to $6.10, the only South Florida figure we found. HomeGuide allows two to six days for the job and adds $2 to $4 a square foot for dust-contained sanding.

See hardwood floor refinishing for finish systems and cure times; color choices have their own page, hardwood floor staining.

Applicator pad spreading a wet clear coat across a scuffed oak floor

Screen-and-Recoat Maintenance Coats

When the finish is worn but the wood under it isn't, the floor can be buffed with a screen and given a new top coat instead of a full sanding. HomeAdvisor, Fixr and Bob Vila put it at $1 to $2.50 a square foot. It's a finish treatment only. Gray, water-stained or deeply scratched boards still need sanding or replacing.

See screen and recoat for the wax test and recoating factory-finished planks.

Staircase with new oak treads, rounded nosings and white risers

Hardwood Stair Treads and Risers

Stairs are priced by the step, not by the square foot. HomeGuide puts new hardwood stairs at $100 to $250 a step, or $1,800 to $6,300 for a 12- to 16-step run including removal and finishing. Refinishing the treads you already have costs $25 to $85 a step. If carpet is coming off, look at what's under it before deciding between the two.

Half-stripped ceramic tile floor exposing the concrete slab, with boxed wood flooring waiting by the wall

Tile-to-Wood Floor Conversions

Where a house has ceramic tile set on the slab, getting it up is the messy part. HomeGuide prices floor tile removal at $2 to $7 a square foot and says floor tile costs more to remove than wall tile. If the bare slab isn't flat, self-leveler goes down next: HomeAdvisor quotes $1 to $5 a square foot before labor, and only where the slab hasn't dropped more than an inch.

See tile removal for terrazzo and dust control, or hardwood floor removal when the old floor is wood.

Gray sound underlayment on a condo slab with the first rows of oak flooring, ocean beyond the windows

Condo Hardwood Flooring and Sound Underlayment

In a condo above another unit, the floor has to keep footsteps out of the neighbor's ceiling. The Florida Building Code sets IIC 50 and STC 50 between dwelling units. Pompano Beach asks for an acoustic report proving the floor plus its underlayment meets both, matched to your slab thickness and whether there's a drop ceiling below. The association's approval letter goes in with the permit.

See condo hardwood flooring for the permit papers, the inspections and tested underlayments.

Cupped oak boards near a doorway with a few boards cut out for replacement

Wood Floor Water Damage Repair

Cupping, where the board edges rise above the middle, is most often seen next to an exterior door or in front of the kitchen sink, an NWFA magazine article notes. Find and stop the water first, then ask for moisture readings before boards are replaced. HomeGuide prices board replacement at $5 to $20 a square foot and serious water damage at $10 to $80.

See water-damaged wood floor repair for cupping, crowning and buckling, and hardwood floor repair for gouges, gaps and single boards.

Commercial Wood Flooring in Pompano Beach

Commercial floors carry more traffic than a house, and the work usually has to fit around opening hours or residents. Commercial wood flooring covers finishes, scheduling and threshold heights for each of these.

Condo Association Common Areas

Lobbies, clubrooms and hallways in the beachfront towers. Ask for the association's noise hours and elevator rules to be written into the contract.

Restaurants and Hospitality

Dining rooms and bars, where chair legs and spills wear the floor. Ask how a recoat could be scheduled overnight or on a closed day.

Retail Shops and Showrooms

A sales floor can't close for a week. Ask whether worn aisles can be repaired or recoated in sections.

Offices and Medical Suites

Often done after hours. Ask at the walk-through which finish suits rolling chairs and steady foot traffic.

Vacation Rentals and Seasonal Properties

A floor in a house that sits empty for months needs humidity control more than an expensive species, and a finish that's easy to recoat between guests.

Specialty Wood Floor Services

These usually come bundled with a bigger job, though each can be requested by itself.

Concrete Slab Moisture Testing

ASTM F2170 sets probes at 40% of the slab's depth; F1869 is the older calcium chloride test. The pass limit comes from the flooring maker, so ask which test and which limit apply.

See concrete moisture testing.

Floor Leveling and Self-Leveler

Low spots get filled with self-leveling compound and high spots ground down so the boards sit flat.

See floor leveling for grinding, patching and self-leveler.

Dust-Controlled Tile Removal

Ask how the work area is sealed off and how debris leaves the building, which matters most in a condo with shared halls and elevators.

Baseboards, Quarter Round and Transitions

New floors often finish at a different height from the old ones. Baseboards, shoe molding and thresholds tie them to doors, tile and other rooms.

See baseboard installation for trim profiles and door thresholds.

Humidity Checks for Seasonal Homes

A reading before you leave for the season and another when you're back shows whether the house stayed inside the floor maker's humidity range.

Hardwood Floor Cleaning and Maintenance

HomeGuide and HomeAdvisor both expect a full refinish every 7 to 10 years. Cleaning with a product the finish maker approves helps stretch that.

See hardwood floor cleaning for deep cleans and maintenance coats.

What Wood Floors Cost in Pompano Beach

We found no Broward County price survey for wood floors, so a quote here gets compared with the national cost guides. They don't agree, so here they are by name, installed and per square foot unless noted.

Job What the national guides say
New hardwood, installed HomeGuide $9 to $25; HomeAdvisor $6 to $25; This Old House $6 to $18; Fixr $14 to $32
Solid vs engineered HomeGuide: solid $11 to $25, engineered $9 to $20. Fixr: solid $9 to $23, engineered $8 to $14
Labor alone HomeAdvisor, Fixr and NerdWallet say $3 to $6; This Old House goes to $8 and HomeGuide to $10
A 1,000 sq ft area HomeGuide $9,000 to $25,000; HomeAdvisor $6,000 to $24,000
Sand and refinish $3 to $8 at HomeAdvisor, Fixr and Bob Vila; Miami $2 to $6.10 in Bob Vila's city table
Screen and recoat $1 to $2.50 at HomeAdvisor, Fixr and Bob Vila; HomeGuide's refinishing guide says $2 to $5
Stairs New treads $100 to $250 a step; refinishing $25 to $85 a step (HomeGuide)
Tile removal and leveling Tile out $2 to $7 (HomeGuide); self-leveler $1 to $5 before labor (HomeAdvisor)

By species, HomeGuide's materials-only figures run $5 to $10 for red oak, $6 to $12 for white oak and $8 to $14 for Brazilian walnut (ipe). The installed averages above don't include tearing out tile or leveling a slab, so add those lines before comparing a quote with them.

Wood, Laminate or Vinyl Plank?

In Pompano, laminate and vinyl plank get searched at least as often as wood, and for a rental or a wet room either can be the right call. The trade-offs:

  • Lifespan

The National Association of Home Builders' study gives natural wood floors 100 years or more and engineered wood 50 or more, against 15 to 25 years for laminate.
  • Refinishing

Wood can be sanded and recoated. Laminate and vinyl get replaced when the wear layer goes.
  • Water

Standing water damages wood and laminate. Vinyl plank copes with it far better, which is why it ends up in kitchens and baths.
  • Feel

Real wood is warmer underfoot, and it's the only one of the three you can sand back to new.

Before You Put Wood on a Pompano Beach Slab

A few things decide whether a wood floor here settles in or cups in its first summer.

  • Run the AC first

Pergo's instructions want the HVAC running at least 14 days before moisture testing or installation. The Florida Climate Center calls Florida the most humid state, and on a summer day outdoor humidity often tops 90% overnight.
  • Test the slab and keep the result

The flooring maker sets the pass mark: Provenza's is 75% relative humidity by the F2170 probe test, Pergo's below 80%. Concrete moisture testing walks through both tests.
  • Let the boards acclimate

Pergo asks for at least 48 hours in the house, Provenza 5 days, and This Old House suggests one to two weeks. Follow the maker of the boards you buy.
  • Plan for the humidity range

The 35% to 55% band in the FAQ above is a condition of the floor, not a suggestion, so think about how the house is run when nobody's home.
  • Get the payment schedule in writing

List the deposit, any progress payments and the final payment, each tied to a stage of the work.

How a Wood Floor Job Runs

  1. 1

    Request

Fill in the form or call. Your details go to one independent local flooring contractor, who follows up to arrange a visit.

  2. 2

    Walk-through and moisture readings

Expect the rooms to be measured and the subfloor looked at. Ask for the moisture readings on the slab or existing wood, in writing.

  3. 3

    Written estimate

Ask for the price to be broken out: removal, prep, materials, installation or sanding, finish, trim and haul-away. Then compare it with the cost section above.

  4. 4

    Acclimation, then install or sanding

The flooring sits in the house for as long as its maker specifies before it goes down or the sanding starts. The engineered hardwood and refinishing pages break down the working days.

  5. 5

    Finish cure

Walk-on and move-in times depend on the finish (see the FAQ). Ask which product is going down and plan furniture and rugs around its cure time.

Wood Floors Across Pompano Beach

The line takes requests from anywhere in the city: the condo towers on the beach side of the Intracoastal, canal-front streets such as Garden Isles, and inland neighborhoods like Cresthaven, Palm Aire and Pompano Beach Highlands. The Census Bureau's survey puts two-thirds of the city's housing as built before 1980.

Frequently asked questions

What should I budget per square foot for new wood floors in Pompano Beach?
We found no local price survey, so the national guides are the yardstick, and they spread wide. HomeGuide says $9 to $25 a square foot installed, This Old House $6 to $18 and Fixr $14 to $32. At HomeGuide, engineered runs $9 to $20 and solid $11 to $25. Tile removal and slab leveling are priced on top.
Is engineered or solid hardwood better over a concrete slab?
Engineered is the more forgiving of the two. An NWFA magazine article notes that every on-grade slab holds some moisture, which can warp, split or curl solid wood. The American Hardwood Information Center says solid can still go over a dry on-grade slab with the right subfloor and vapor retarders, which means more prep before the first board.
My condo is on the fifth floor. What does the city want before new wood goes in?
A permit. Pompano Beach requires one for new flooring in any unit above another unit or a common area. The application needs the association's approval letter, a floor plan and an acoustic report showing the floor and underlayment reach STC 50 and IIC 50 for your building's slab and ceiling. Ground-floor units and houses are exempt.
Can my old wood floors be sanded, or do they have to come out?
Solid hardwood can usually be sanded again: HomeGuide puts it at 4 to 10 refinishes over its life. Engineered depends on the wear layer; HomeGuide wants at least 2 mm and expects 1 to 3 sandings. If the finish is only dull and scratched, a screen and recoat, $1 to $2.50 a square foot at HomeAdvisor, may be enough.
How soon can we walk on and use a room after refinishing?
It depends on the finish. Bona's Traffic HD waterborne finish takes foot traffic after 24 hours and fully cures in three days, with rugs kept off until then. Rubio's hardwax oil with its accelerator allows full move-in after 48 hours. Bob Vila gives about four days before oil-based polyurethane is usable and 30 days to cure fully.
Does a flooring contractor in Florida need a state license?
No. Florida law lists flooring among the trades a city or county may not license, and Pompano Beach stopped requiring Broward County's flooring license in 2025. Ask instead for the contractor's city business tax receipt number and certificates for general liability and workers' compensation insurance before work starts.
Should a seasonal home keep the AC running for its wood floors?
Yes. Provenza and Pergo both require indoor humidity between 35% and 55% for the life of the floor, and the National Weather Service puts southeast Florida's summer dew points in the low to mid 70s. A house closed up with the air off for the summer can drift well outside that range.
